Gas Safety Check Info There is a legal duty on Landlords to have annual safety checks carried out on the gas appliances they provide for their tenants' use and to maintain the pipework to ensure it is in a safe condition. We can arrange for these safety checks to be carried out by a suitably qualified and registered engineer and the results will be recorded in detail on a Landlord Gas Safety Record form, with copies provided to the landlord and tenant. £54.17+ VAT

Portable Appliance Testing (PAT) For Up To 40 Items, Additional Items Charged At £1.20 Each Inclusive Of VAT Info Portable Appliance Tests (PAT tests) are electrical checks carried out on electrical appliances. Although they are not a legal requirement, Landlords are legally required to ensure that all electrical equipment within a rental property is safe to use at the start and during the course of the tenancy. We can arrange for one of our qualified electricians to carry out the PAT Tests and label the appliances to show they have been tested. It is recommended that smaller items are tested every two years and larger items every four years. £54.17+ VAT

Energy Performance Certificate (ECP) Info An Energy Performance Certificate (EPC) must be provided for potential tenants before a property is marketed. It gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years. Electrical Installation Condition Report For Up To 10 Circuits, Additional Circuits Charged At £23 Per Circuit Inclusive Of VAT Info Landlords are required by law to ensure the electrical installation in a rented property is safe when a tenancy commences and maintained in a safe condition throughout its duration. It is recommended that a periodic inspection is carried out every five years and for a House in Multiple Occupation (HMO) this is a legal requirement. We can arrange for an Inspection to be carried out by one of our NICEIC registered engineers to certify whether the electrics in your property are safe and tell you if anything needs upgrading. Once the inspection and any necessary work is completed they will provide you with an Electrical Safety Certificate lasting for 5 years. £137.50+ VAT
